Owner Fees
All fees are subject to VAT at the prevailing rate. Fees are calculated as a percentage of the annual rent unless otherwise stated.

Tenant Fees
Under the Tenant Fees Act 2019, only the following permitted payments may be charged to tenants.
Holding Deposit
1 week’s rent
Capped at one week’s rent. This is paid to reserve a property and is put towards the first month’s rent or returned if the tenancy does not proceed, subject to the conditions set out in the Tenant Fees Act 2019.
Security Deposit
5 weeks’ rent
Capped at five weeks’ rent where the annual rent is below £50,000, or six weeks’ rent where the annual rent is £50,000 or above. The deposit is protected with a government-approved scheme.
Permitted Payments Only
In accordance with the Tenant Fees Act 2019, JSLA does not charge tenants any fees beyond the permitted payments listed above. No administration fees, referencing fees, or check-out fees are charged to tenants.

Property Redress Scheme
JSLA is a member of the Property Redress Scheme, providing an independent complaints resolution service for our clients.
Client Money Protection
We hold Client Money Protection (CMP) insurance through Propertymark, safeguarding all client funds held by our agency.
Propertymark Member
As a Propertymark member, we adhere to the highest professional standards and a strict code of conduct.
ICO Registered
We are registered with the Information Commissioner’s Office and comply fully with data protection regulations.
